Development Manager Job in Bath

A Development Manager Job opportunity with a growing regional affordable housing provider based in Bath

Our client is housing provider and one of the largest landlords in the South West of England, building hundreds of houses each year, managing over 13,000 homes and providing places to live for over 25,000 customers. In the last 18 months, the affordable housing development team has grown in size considerably and with a growing build programme, 150 units in 2018, 300 in 2019 and 425 in 2020, our client is now looking to strengthen their existing team by recruiting a Development Manager to appraise and present affordable housing opportunities in line with business housing development strategy.

Role & Responsibilities

  • Support the monitoring and review of the affordable homes development strategy.
  • Secure new business opportunities by building on a network of sources, attending and reporting at local authority liaison meetings.
  • Seek and acquire appropriate compliant opportunities to support a Homes England programme and assist in preparing bids.
  • Operate a scheme appraisal system which quantifies the financial dimensions and risks of schemes, testing projects against agreed benchmarks.
  • Manage the process of acquisition for affordable housing opportunities within the set procedures, from contract negotiation through to due diligence and approvals.
  • Work with the developers on section 106 (S106) opportunities to ensure the homes meet the customer’s requirements, including affordability and the organisation’s quality standards.
  • Work with the local authority to negotiate the S106 obligations relating to affordable housing on behalf of the developer and any subsequent deeds of variation.
  • Work with the Design Team to agree on the S106 affordable housing obligations.
  • Work with the Head of Land and Design Team to ensure homes meet the customer’s and local authority requirements and the organisation’s quality standards.
  • Keep up to date with legislative changes and planning policy.
  • Maintain accurate file records for audit and property charging purposes.

Required Skills & Experience

  • Have a relevant professional qualification
  • Evidence experience of S106 acquisition for or on behalf of a registered provider
  • Demonstrate a detailed understanding of working with Homes England and knowledge of the IMS system
  • Evidence experience of effective networking to source business opportunities and working with stakeholders to achieve successful outcomes.
  • Illustrate sound financial analysis abilities including working knowledge of Proval or equivalent
  • Hold a full driving licence and have access to transport

Salary: £54,000

You’ll be joining a small but growing team with a growing development programme. The business looks to provide ongoing training and support and where ever possible will look to provide opportunities to promote and develop staff from within their existing team. The business operates flexible working hours and some remote working, your success being gauged against output against agreed KPI’s not how many hours you’re in the office.
